The Concession is a guard-gated golf community of roughly 250 estate homes spread across more than 1,200 acres in Lakewood Ranch, Manatee County. It surrounds The Concession Golf Club, the only course ever co-designed by Jack Nicklaus and Tony Jacklin. Homes sit on half-acre to multi-acre homesites among preserves, lakes and old Florida oaks. Very few homes come up for sale here, so knowing the community well matters.

The club is named for one of golf's most famous acts of sportsmanship. On the final hole of the 1969 Ryder Cup at Royal Birkdale, Jack Nicklaus conceded a short putt to Tony Jacklin, which produced the first tie in Ryder Cup history. Decades later, Jacklin, a longtime Sarasota resident, teamed up with Nicklaus to design the course, and the club opened in 2006. In 2021 the world's best players came here for the WGC-Workday Championship, won by Collin Morikawa. It was the first time the course hosted a PGA Tour event.
As of mid-October 2026, only 3 homes are listed for sale in The Concession, priced from about $3.2 million to just under $4 million. They average roughly 5,400 square feet, or about $650 per square foot, and were built between 2007 and 2017. Figures change often, so treat them as a snapshot, not a guarantee.
That small number is the most important fact about buying here. With only about 250 homes in the whole community, inventory is always thin, and the right home may not be on the market the week you start looking.
Be ready before the right home appears. In a community this small, the best estates can sell quickly. Have your financing or proof of funds lined up, and set up a listing alert so you hear about new Concession listings the moment they hit the market.
Ask about homes not yet on the market. In 35 years I've seen that many luxury sales start with a conversation, not a listing. Tell me what you're looking for, and I'll let you know when a seller in The Concession is considering a move.
Consider building. Vacant homesites do come up from time to time, and the community has attracted luxury custom builders such as Johnson Homes, Stock Signature Homes and Arthur Rutenberg. Building lets you choose your lot, view and floor plan, but it takes longer, so plan for that.
Understand the club before you buy. Owning a home and joining The Concession Golf Club are separate decisions, and membership terms, categories and costs change over time. I'll help you get current details straight from the club before you write an offer, so there are no surprises.
Check insurance and flood zones early. Even on large, high-and-dry homesites, get homeowners and flood insurance quotes during your inspection period. They affect your true cost of ownership more than most buyers expect.
The Concession feels very different from the busier Lakewood Ranch villages. Homes are spread out on big lots, many backing up to wooded preserve or water, with 24-hour guarded entry and private roads. It's quiet and private, with lots of wildlife. Golf is the centerpiece, and the clubhouse is the social heart of the community. Many owners are seasonal or part-time residents, which makes the gated, guarded setting especially valuable.
You're still minutes from everything Lakewood Ranch offers: dining and events at Waterside Place and Lakewood Ranch Main Street, shopping at University Town Center, and easy access to I-75 and Sarasota Bradenton International Airport. The Gulf beaches of Longboat Key, Lido Key and Siesta Key are an easy drive west for a day on the water.
The Concession is in Manatee County. Listings in the community have shown Lakewood Ranch High School as the zoned high school. Always confirm current school zoning for a specific address with the School District of Manatee County.
The Concession is ideal if you want championship golf, true privacy, a large homesite and a guard-gated estate setting, close to Lakewood Ranch's dining and shopping. If you'd rather have a larger social scene with resort pools and frequent events, I'll show you how it compares with The Lake Club and the Lakewood Ranch Country Club villages.
